Full-service management, or individual services on their own โ a la carte for owners who want to keep running their own property but need one part done properly.
A full build, or a rebuild of a listing that isn't performing. Title and description written for how guests actually search, complete amenity mapping, house rules, cancellation policy, and minimum-stay structure. Your provincial STR registration entered correctly so the listing stays publishable. Most properties go live two to three weeks after we start โ licence approval is usually the longest step.
Rates adjusted daily against demand, local events, weather and season โ not a fixed nightly price reviewed a few times a year. Minimum-stay rules and gap-night pricing stop one-night holes from blocking a weekend. This is where most of the gap between a $2,300/mo listing and a $5,000/mo listing comes from.
Every inquiry and booking request answered inside an hour, seven days a week. Guest screening against your house rules before approval, Instant Book configured with filters that keep the wrong bookings out while protecting your search ranking. Special requests, extensions and date changes handled without coming back to you.
Full guest communication from first inquiry through post-checkout review, under a one-hour response standard. Automated where automation is better โ check-in instructions, wifi codes, checkout reminders โ and personal wherever it actually matters. Every property gets its own knowledge base so answers are accurate, not generic.
On the North Shore and through the Sea-to-Sky corridor we show up ourselves โ lockouts, heating, hot tubs, wifi, a guest who can't find the parking, handled in person when in person is what's needed. Elsewhere in BC we build the same coverage from a vetted local crew and trades list before your first booking, and we don't take a property on until that's in place.
Turnovers assigned automatically the moment a guest checks out, with photographic confirmation of every single turn โ so standards are documented rather than assumed. Linen par stock of three sets per bed so a delayed laundry run never delays a check-in. Consumables restocked at cost plus 15%, receipted. Preventive maintenance scheduled rather than waiting for something to break on a Saturday.
Shot list and staging direction, professional photographer arranged and art-directed on the day. Photography is the highest-leverage money you'll spend on a listing, and most hosts get one round of it, shot badly, and live with it for years. Re-shoots after any significant furnishing change.
Furnishing and styling for two things at once: durability under short-term rental use, and how the space photographs. Sourcing, budget, and coordinating delivery and assembly โ from a single spare room up to a five-bedroom house.
Under BC's Short-Term Rental Accommodations Act you cannot legally publish a listing with availability of fewer than 90 consecutive nights without both a provincial registration number and a municipal business licence. Platforms now validate the registration against the provincial registry, and listings without a valid one are being removed.
Every municipality does it differently. Vancouver is principal-residence only, one licence per person. The District of North Vancouver has a six-guest cap. Squamish charges very differently depending on whether it's your principal residence. Whistler is exempt from the principal-residence rule but needs a Tourist Accommodation licence.
We handle the provincial registry application, the municipal business licence application, the safety requirements (smoke and CO detectors, extinguisher, posted exit plan), and strata consent paperwork if you're in a strata โ plus renewal tracking, so you're never the one who finds out a licence lapsed.
Want to keep managing your own property? We'll do the licensing paperwork properly as a one-off service โ you keep it, whether or not you ever hire us for anything else.
Free, written revenue estimate โ no obligation, and we'll say so directly if we don't think we can beat what you're already doing.
