Both models get your property run for you. The difference is who ends up owning the listing, the reviews and the relationship with the platform. That difference does not matter much on day one. It matters enormously on the day you want to leave.
| Co-hosting (what we do) | Full management / takeover | |
|---|---|---|
| Whose Airbnb account holds the listing | Yours | Theirs |
| Whose profile the reviews build on | Yours | Theirs |
| Who earns the Superhost status | You | They do |
| Who Airbnb pays | You, directly | They are paid, then pay you the balance |
| Who holds your booking revenue | Nobody but you | They do, until payout day |
| Who talks to guests | We do, as co-host on your listing | They do, as the host |
| Whose name the BC STR registration sits under | Yours, as the host | Varies, ask before you sign |
| What happens when you end the arrangement | Remove our access. Nothing moves. | The listing, reviews and history stay on their account |
General information about how the two models typically work, not legal or accounting advice. Terms vary between companies, so ask any manager these questions directly before signing.
When a management company runs your property from their own Airbnb account, every good review your guests leave builds their profile, not yours. Two years later they hold a listing with a long review history, a Superhost badge and a search ranking. You hold a property.
If you then want to take it back, or move to someone else, you do not get to take any of that with you. You start a new listing from zero reviews, which in practice means a period of lower rates and lower occupancy while you rebuild. That switching cost is real, and it is the reason a lot of owners stay somewhere they are not happy.
Co-hosting does not create that trap, because nothing was ever moved off your account in the first place.
We would rather tell you this than have you find out three months in. A takeover arrangement can be the right call if:
If one of those is you, we will say so, and we are happy to point you somewhere that fits better.
