For owners weighing up their options

Co-hosting or full management: what actually changes.

Both models get your property run for you. The difference is who ends up owning the listing, the reviews and the relationship with the platform. That difference does not matter much on day one. It matters enormously on the day you want to leave.

The part nobody explains up front

When a management company runs your property from their own Airbnb account, every good review your guests leave builds their profile, not yours. Two years later they hold a listing with a long review history, a Superhost badge and a search ranking. You hold a property.

If you then want to take it back, or move to someone else, you do not get to take any of that with you. You start a new listing from zero reviews, which in practice means a period of lower rates and lower occupancy while you rebuild. That switching cost is real, and it is the reason a lot of owners stay somewhere they are not happy.

Co-hosting does not create that trap, because nothing was ever moved off your account in the first place.

When full management is genuinely the better choice

We would rather tell you this than have you find out three months in. A takeover arrangement can be the right call if:

If one of those is you, we will say so, and we are happy to point you somewhere that fits better.

What switching to us actually involves

  1. You keep or reclaim your own Airbnb account. If your listing currently sits on a manager's account, we will walk you through what reclaiming looks like and what you will and will not be able to carry over. We will be straight with you about that.
  2. You add us as co-host. A few taps in your Airbnb account. We get the access we need to run the listing, and nothing else.
  3. We take over the day to day. Pricing, guest messaging, turnovers, licensing renewals. You keep receiving the payouts.
